WHAT WE PROVIDE

Included in prices below is complimentary tea, coffee and local shortbread.  There is also a complimentary dram for those who may wish to partake.The kitchen is also fully stocked with all larder essentials such as sugar, salt & pepper, oils, vinegars, spices, teas, coffee, hot chocolate etc

The bathroom is supplied with hand made at Glenarder shower wash and hand washes as well as a supply of shampoo, conditioners, tissues and towels.

Firewood for one night will be provided.

Laundry detergent, toilet paper, bedding and towels etc are all provided.

This means you do not incur booking fees charged by booking portals however it may mean you do loose insurance coverage etc offered by larger booking sites.

BOOK VIA HOLIAY RENTAL SITE

Most of our bookings come via  Airbnb, HomeAway, VRBO and Travelocity.  

*Rates amy vary slightly between sites due to their administration charges.

2022/3 RATES

Average of £195 – $275 per night for 1-6 people.

*Compared to a family or group of 4-6 staying persons staying in a local quality hotel this is excellent value for cost.

Average Spring  =  £195 – £250 per night

Average Summer  =  £225 – £275 per night

Average Autumn  = £225 – £275 per night

Average Winter  = £195 – £250 per night

Average holidays and festival dates  =  £225 – £450 per night

Additional Persons (if agreed in advance) £30.00 per night/per guest

Pets (if agreed in advance) £35.00 per day, per pet. With additional damage deposit of 75£ returned after the stay if the pet policy has been followed. For queries please contact yduncanmandel@gmail.com

Minimum stays.

Spring, early summer and winter – 2 night minimum.

High Season July – August – 3 night minimum.

Christmas / New year 2022. £300 – 350.00 nightly rate. 3 night minimum.

Speyside Whisky Festival2023.  £350.00 nightly rate. 4 night minimum.

Public holiday weekends – 3 day minimum.

Cleaning Fee

1-7 days £75.00 for 1 – 6 person.

£10.00 per person beyond 6 persons.

£10.00 pet fee

Security Deposit. Secured at the time of booking and will be returned within 3 -5 days after leaving the property, so long as there are no losses or damages and guest rules have been followed. We aim to get this back to as quickly as possible. To review house rules LINK HERE.

7-14 days £200.00

14 days or more by arrangement.

NO SMOKING POLICY

This is a no (of any sort) smoking property. You may smoke outside however no cigarette buts or ashes may be be left or dropped on the ground. Fee for clean up or damages will apply

**Strictly no candles/Incense etc

*The property cannot be used for any other use than strictly recreational. No commercial uses without approval.

RULES & RENTAL AGREEMENT

All bookings assume your (and your guests) acceptance of our rental agreement and guest rules.

All guest/s acknowledge at booking that they have read, understood, and agree to be bound by all of our rules, including the additional rules listed herein, all of which shall constitute the Agreement, and that they accept all liability for any and all damages resulting from guest/s failure to follow such rules.

The act of booking a stay and receipt that the booking is confirmed, shall constitute guest/s acknowledgement of having read and agreed to the terms of the agreement herein.

HOW TO BOOK AND PAY

We offer two main methods of booking.

1) Direct booking with payment by bank transfer or PayPal. Please contact us at yduncanmandel@gmail.com. Or complete the online reservation form located on the top right hand menu.

At the time of booking payment due 75% of total cost plus fees cost.

The remaining 25% must be paid no less than 6 weeks prior to arrival.

The security deposit will be returned approx 3 days after your departure given there are no losses or damages.

2) We work a lot with Airbnb.  We find this to be a very simple process and equally protective to you the guest and us the host. In order to secure a booking please book via our air bnb listing. Please note that Airbnb hold all the funds, we get paid when you check in.

Airbnb will also hold the security deposit and return it to you within a few days of departure. Please read their deposit and cancellation policy. Our experience is that they return the deposts in a timely manner.

CANCELLATIONS AND AMMENDMENTS

Cancellations. Due to very busy seasonal bookings and it being very difficult to fill in cancelled bookings we have a strict cancellation policy. This policy is in line with all other holiday let operators and booking sites. We strongly advise guests (particularly over seas guests or flight depending guests) to purchase travel insurance. We cannot be held responsible for unexpected changes or cancellations or any travel, weather interruptions. 

Amendments. We work hard with guests to make amendments as needed.

Terms:

Full refund made within 48 hours of booking payment if your check in dates is less than 14 days away – minus a £25.00 admin fee and payment fees incurred.

75% refund of reservation fees if cancelled no later than 270 Calendar days (9 months approx) prior to your check in date.

50% refund of reservation fees if cancelled no later than 90 Calendar days (approx 12 weeks) prior to your check in date

zero refund (plus security deposit) if cancelled less than 42 Calendar days (Approx 6 weeks) prior to your check in date.

All cancellations (other than with 48 hours of booking as per above) and amendments to reservation dates will be include a £25.00 admin fee and any fees that may have been charged by payments or booking sites. For example fees deducted by PayPal on payments received.
