HOUSE RULES
We go to great lengths to make our cottage as beautiful and comfortable as possible for each and every guest. The cottage is fitted with top quality fittings and furniture for you to enjoy and feel at home in, but we do ask for guests to treat the cottage with care and respect. The property and belongings must be left in the the same place and condition you found it.
GUEST/S RENTAL AGREEMENT (“Agreement”)
Guest/s is defined as any approved person/s that will be occupying the property during the stay, resulting from a confirmed booking.
Guests booking this apartment must be over the age of 25
All guest/s acknowledge at booking that they have read, understood, and agree to be bound by all of our rules, including the additional rules listed herein, all of which shall constitute the Agreement, and that they accept all liability for any and all damages resulting from guest/s failure to follow such rules.
The act of booking a stay and receipt that the booking is confirmed, shall constitute guest/s acknowledgement of having read and agreed to the terms of the agreement herein.
GUEST RULES
- All guest/s must be identified by name and be approved by host/s on requesting a booking.
- All guest/s must be NON smokers. NO SMOKING is permitted anywhere inside the property. Any damages or aroma, health hazards caused to the property by anyone who does smoke in the property shall be charged in full guest/s.
- No persons, except registered guests are permitted in the property
- We only permit guest/s that have booked a stay on their own behalf, or if accompanying a booking guest. Quiet time for neighbours must be respected. No inside or outside noice after 11:00pm to 9:00 am.
- Check in and out times must be strictly followed. Any loss of time due to late departures by our cleaning company shall be deducted from the damage deposit or charged to the guest/s.
- Wet or dirty shoes be left in the utility room.
- No food/drinks in the bedrooms.
- No smoking indoors. No Candles, incense etc
- No group parties, loud noise or messy behaviour.
- No pets (unless arranged in advance – see pet policy below).
- Guest/s shall remove all food-waste, garbage, and recycling, prior to departure. Guest shall follow the recycling and garbage instructions provided at the property. Guests shall remove all unused food and drinks from the property
- TOILET: This is a rural toilet with rural rules. No objects such as diapers etc must be put in the toilet.
- Guest/s using the stove to cook, as well as pots, pans, dishes (“kitchen equipment”) must clean these items properly after use. -Cooking and kitchen use. Make sure to clean the stove top and inside ovens, baking trays etc after use. If cleaning staff are required to spend additional time scouring cooking surfaces or kitchen equipment, insufficiently cleaned by guest/s, additional cleaning fees will be charged, accordingly.
- Guest/s shall not leave the fireplace unattended, children unattended in the living room while the fireplace is on. The fireplace must be off and door closed at all times when guests are out, over night or when guests depart.
- Guest/s shall not rearrange furniture or other decorations, in the property. Or remove furniture from the property or place outside.
- Guest/s shall be responsible for any damage to the property or its contents, whether resulting from abuse, misuse, or accident, including but not limited to costs of repairs for damages or replacement if warranted.
- Guest/s acknowledge that it is the responsibility of guest/s to ensure that all personal belongings are taken with them on check out.
- Please gate closed at all times. This is to keep rabbits and any stray animal out.
- Keys must be returned to the lock box at end of stay. Failiure to do this will include a lost key fee of £35.00
- Guest/s acknowledge and consent that the agreement herein, as well as any disputes arising from it, shall be governed by and resolved in accordance with the laws of Scotland, United Kingdom.
Confirmed reservation is equall to agreement to the rental agreement and listing guidelines.
PETS
All are based on individual assesment and agreement. All pet/s must be listed in the booking and permission must be granted by the host to have pet/s at the property. Failure to acknowledge pets will result in additional costs to guest/s and possible termination of your stay and reservation, without refund.
Pet Damage Deposit: This includes additional damage deopost of £100.00. Refundable if no damages occur.
Pet fee 35.00£ per night/per dog.
The following strict pet rules apply.
GLENARDER PET POLICY
- The property is fenced in however it is the guests obligation and responsibility to keep the dogs in within the fencing. The gate must be kept closed at all times. There are sometimes livestock in these adjacent fields and dogs must not be allowed disturb livestock or enter these fields at any time.
- If walking outside the property fencing dogs must be kept on a lead, and restrained from barking at livestock.
- All dog mess must be picked up and put in the compost area (provided in garden). Additional fees will be charged from the damage deposit if our lovely housekeeper has to do this after guests leave.
- All dog meals/food must be removed and stored away in air tight containers. No meals or food can be left out, on the floors or outside after pet feeding. We have found the strong odour from Pet food is deliciously inviting to rodents!! And seems to attract them to the property!
- Absolutely no dogs upstairs, on beds or on any furniture at any time! Dogs are welcome in the living room so long as they are dry and on a blanket or pet bed.
- Any damages caused by pets beyond the value of damage deposit must be paid for by guests within 7 days of departure.
- When it is wet or muddy dogs must be completely cleaned and dried off. Please do not use our towels for this! Owners must bring their own cleaning towels for this purpose. Dogs must stay in the utility area until they are completely dried and clean.
- Do not leave pets alone in the living room when the fire is it. The fireplace is very hot while in use. The host (personally or Glenarder) takes no responsibility for the well being of pets.
- Guest/s acknowledge and consent that the agreement herein, as well as any disputes arising from it, shall be governed by and resolved in accordance with the laws of Scotland, United Kingdom.
CHILDREN.
Children are very welcome, however parents are responsible for their well being and safety at all times.
-Do not allow children into the surrounding fields.
-Do not allow children in the barn or behind the barn.
-For safety please keep children on the walking path once outside of the Glenarder property as there is a very small stream which runs along side the path of the road.
RURAL RULES
Note this is a rural area. Outside our gates you are on the property of the Ballindalloch Estate and you have the right to walk anywhere but you should always stay on paths and follow The Scottish Country Code. It’s basic common sense but for further information please see:

WIFI/SKY TV We have very good SKY and WiFi service. However please note that extensive use by multiple users downloading can at times slow down the service. Over abuse of downloading can incur additional charges if this results in additional charges to us. By way of assisting all group members viewing wishes it is always a good idea to pre download a selection of movies or tv. Do not purchase from our SKY TV package.
MISCELLANEOUS
WINTER. We advise a snow appropriate vehicle for the winter months in Scotland. Usually the weather is moderate but we are known to get significant snowfalls at times. It is the renters responsibility to be aware of winter weather conditions before your arrival, through your stay and departure and to make any alternative travel plans accordingly. We do not take responsibility for any weather related issues, road clearances, road closures or delays due to adverse weather etc. Online weather and road conditions are available by googling Moray Road and weather conditions. Generally the weather is pretty good but it’s always important to check for your own safety and incase you need to make timely alternate arrangments.
There are no refunds for early departures
There will be daily charge equall to your reservation daily charge for any extended stays due to any reason inclusive of weather realated issues.
TRAVEL CANCELLATIONS.
We have a strict cancellation policy due to the fact it is very difficult to rebook dates at short notice. Please be advised if you have any concerns of likely/possible travel conflicts that as a precaution we advise you to take advantage of personal travel insurance. We cannot be responsable for flight, weather, strike or other travel disruptions.
COVID
At this point every traveller is aware of the risks surrounding travel related to Covid regulations and international country regulations. Therefore we no longer refund for any related restrictions or changes to Covid policy.
